Preventive Maintenance Program

Our community conducts two preventive maintenance inspections throughout the year — an annual and semi-annual — to ensure your home is functioning at its best. These inspections will be conducted by our maintenance team. Additionally, a third-party specialized vendor will be conducting the annual HVAC inspection.

These inspections will follow an annual calendar so residents know when to expect inspections to take place and prepare accordingly.

Inspections

Each inspection will vary throughout the year to assess areas that require more oversight more often, and to inspect areas that don't change as quickly less frequently.

Annual Inspection:
  • Appliances
  • Attic, basement, crawlspace (including sump pumps, as required)
  • Cabinets
  • Electrical (panels, fixtures, outlets, switches)
  • Exterior (foundation, roof, downspouts, trees, wires, trip hazards)
  • Fireplaces (if applicable)
  • Floors
  • Hot water heater
  • HVAC
  • HVAC filter change
  • Lead-based paint (if applicable)
  • Mechanical closet
  • Plumbing system and fixtures
  • Radon mitigation system (if applicable)
  • Safety devices
  • Walls and ceilings
  • Windows and doors (interior and exterior)
Semi-Annual Inspection:
  • HVAC filter change
  • Mechanical closet
  • Plumbing system and fixtures
  • Safety devices
